There is no better time than fall to put an end to minor issues before they become major ones. The cooler temperatures are hard on outdoor fixtures, water heaters and pipes. A bit of forethought now will do much to spare you some expense and aggravation down the road. We have put together some tips of the practical sort for your home.
Check Your Water Heater Before it Gets Cold
The unit has to work overtime in the colder months to put out enough hot water for the dishes and showers when the incoming supply is cold. Make certain yours can take the strain.
Some things to check:
- Any rust or dampness at the tank base
- Popping or rumbling, an indication of sediment
- The age of the heater; older units have a way of giving out under demand
- Whether the water is as quick to heat as it should be
- The temperature; most homes are best with a safe setting in the vicinity of 120 degrees
You do not want to be without a water heater in mid-winter, so if you see any of the above, make a call and let us have a look at it.
Drains and Gutters
Leaves are fine until they are obstructing your gutters and drains. Water that has nowhere to go will back up and do its damage. We see it all over the East Bay from Brentwood to Pleasant Hill.
Clear the debris from your downspouts and outdoor drains. In the kitchen sink be conscious of what is going down; with the prospect of holiday cooking, food and grease are what cause most clogs in the fall. A slow drain is a warning of sorts and could be a full backup by the time the holidays get busy. For residential or commercial properties we do the drain cleaning.
Exterior Pipes and Faucets
For all that the East Bay is milder in comparison to other places, a cold snap will get to exposed plumbing. Hose bibs and faucets outside, as well as pipes in unheated areas, are vulnerable.
Disconnect garden hoses and let them dry out ahead of the first cold night. Put insulating caps on the outdoor faucets and seal off any gaps where the cold can enter. Insulate the pipes in the garage or under the sink and be sure you know where the main shutoff is in the event of a failure. It is better to have done these things early than to be in a rush on the coldest morning of the year.
A Bathroom Remodel
Many put their mind to indoor projects once the work is done outdoors, making fall a good time to consider a remodel. If the layout is not right or you are tired of a leaky fixture and an old shower, start on it now.
